You’ve signed the agreement. You’ve put down your deposit. You’ve finished the design phase with our creative team. Now, it’s time for us to build your dream home! Your new home construction goes through eight different stages, from excavating the foundation, all the way to the final cleaning and walk-through inspection.
Construction starts with home site excavation, where we will determine the home’s position and prep for the foundation.
If your home is planned to have a basement or block wall construction, the concrete footing base where your home’s foundation will sit will be poured. After setting, a gravel fill will be placed on the footing or under the basement slab for drainage.
Depending on the area your new home is built in, its foundation may consist of a slab, block, or poured wall foundation.
The framing phase is where you’ll notice your home begin to take shape. During this phase, the subfloor, walls, and roof structure are built, and your roof is shingled. The window and door units are also installed, and we pour any necessary backfilling around the foundation. Many new homeowners believe that the project is near completion at this stage, but believe it or not, we’re only a third of the way through the construction process! After this point, we begin to work on the fine, intricate details of your home.
“Rough mechanics” is what we call setting up the mechanical portions of a building, like the central air conditioning and heating units, plumbing, and electricity. Many of the intricate parts of these systems are installed in the home, while we work on connecting utilities such as water and gas.
Insulation is also installed during the rough mechanics phase, and drywall is staged within each room of the home for future installation.
Nearing the completion of this phase, we will perform a pre-drywall review with you to go over the current progress of your home as it’s being built as well as the amount of work left in the remaining construction phases.
The drywall phase is where you’ll really begin to see the progress of your home come together. This is when rooms are beginning to be divided and separated so you can see the visual effect of each space. The drywall that was staged in the previous stage is finally installed and finished, and the ceilings are insulated.
Meanwhile, on the outside of your home, brick, stone, and siding are being installed. The site is prepped for drainage set up, while other members of the team prepare to create the driveway, patios, walkways, etc.
In this phase, you’ll be able to see your vision from the design phase come to life. During this phase, the interior and exterior of your home will be painted. We will also begin to install detailed features such as:
“Finish mechanics” is the phase where we install the visible portions of the rough mechanics, including faucets, showerheads, switch plates, light fixtures, etc. Our team will install carpeting throughout the home, while outdoors your yard is finish-graded, seeded or sodded.
In the final stage of new home construction, the finishing touches are added. We will thoroughly clean the home, while building and quality assurance inspections are performed to ensure that everything about your new home has been completed according to your architectural and design plan.
